Position Summary
The Director of Rooms & Residences is a senior operational leader responsible for the overall performance, strategic direction, and execution of Hotel Rooms Operations, Residential Vacation Rentals, and Homeowner Association (HOA) management at Vail Residences at Cascade Village.
This role oversees the entire Rooms Division of the hotel-including front office, housekeeping, and guest services-while also leading a multi-unit luxury residential portfolio across multiple condominium and villa complexes. The Director partners closely with the Rooms Executive and Residential leadership to ensure outstanding guest and owner experiences, strong financial performance, operational excellence, and brand alignment.
In addition, this role supports growth initiatives, HOA acquisitions, and capital project execution, while maintaining strong relationships with owners, association boards, and community partners.
Key Responsibilities
Hotel Rooms & Residential Operations
- Provide senior leadership oversight of the entire hotel Rooms Division, including front office, housekeeping, guest services, and related rooms functions.
- Partner with and guide the Rooms Executive on daily operations, staffing, training, scheduling, service standards, and associate development.
- Oversee Residential Vacation Rental Operations across multiple condominium and villa complexes.
- Ensure seamless service delivery across hotel and residential environments, maintaining consistency while honoring each property's unique identity.
- Ensure all properties are maintained in first-class condition, operating safely and securely in alignment with brand, company, and regulatory standards.
Leadership & Team Development
- Lead and develop a high-performing leadership team including Property Managers, Association Managers, Rooms leadership, and functional partners across operations, accounting, sales & marketing, and human resources.
- Foster a culture of accountability, collaboration, and service excellence.
- Support colleague recognition programs and associate engagement initiatives.
Financial Performance & Planning
- Be accountable for achieving annual financial and business plan objectives for hotel rooms, residences, and HOAs.
- Deliver accurate forecasts and implement adjustments to labor and cost strategies to ensure profitability and fiscal discipline.
- Demonstrate strong operational expertise in rooms operations, revenue management, sales & marketing, and ancillary services.
- Optimize owner returns and individual unit earnings while balancing guest satisfaction and asset integrity.
Growth, Acquisitions & Capital Projects
- Support and help drive strategic growth initiatives, including the acquisition of new vacation rental residences and HOA management opportunities.
- Lead short- and long-term capital planning and project execution for homeowner associations and major rooms-related projects.
- Influence HOA boards, ownership groups, and key stakeholders toward alignment on priorities, investments, and long-term strategy.
Owner, Guest & Community Relations
- Serve as a senior leader in owner and HOA board relations, ensuring timely, transparent communication and responsiveness.
- Ensure all guests enjoy an authentic, high-quality experience across hotel and residential stays; resolve issues promptly and effectively.
- Represent the properties and the company within the Vail community and broader region, strengthening relationships and brand reputation.
- Actively engage with guests, associates, owners, and community partners.
Brand, Quality & Compliance
- Uphold Hyatt and Vail Residences brand standards across hotel and residential operations.
- Drive continuous improvement in guest satisfaction, quality assurance results, and online reputation metrics.
- Ensure all homeowner associations are managed in compliance with governing documents, Colorado statutes, and local regulations.
Qualifications
- Four-year college degree preferred.
- Extensive experience leading luxury hotel rooms operations and/or residential vacation rental operations, preferably in a seasonal or ski resort environment.
- Multi-unit operations leadership experience strongly preferred.
- Proven expertise in hotel Rooms Division leadership, including front office and housekeeping.
- Experience managing homeowner associations; Colorado CCIOA knowledge strongly preferred.
- Demonstrated success overseeing large-scale capital projects.
- Strong executive presence with exceptional communication and stakeholder-management skills.
- Ability to analyze and solve complex operational and financial challenges.
- Flexible schedule, including holidays and weekends.
- Computer proficiency required.
Compensation
The budgeted range for this position starts at $140,000, with final compensation commensurate with experience and qualifications.
