To lead Project Advisory projects including but not limited to commissions related to Lender's Independent Project Monitoring, Procurement Advisory, Contract Advisory, Contract Management taking responsibility for end-to-end service delivery, often with respect to various construction projects.
To act as the key point of contact to client, ensuring that client objectives are met and that prepare objectives by due date with appropriate quality standards.

Detailed Job Description:
Delivery Management, To Include
Project Monitoring:
Collecting necessary information from the borrowing development company
Reviewing documents provided by the borrowing developer
Setting up meeting with borrowing developer to correspond if necessary
Preparing initial report for project audit based on provided documents and information which includes but not limited to:
Overview
Project risk assessment
Project cost assessment
Performing regular monitoring of project from both project management and cost management perspective
Preparing regular (monthly or quarterly) project monitoring report based on updated information which includes but not limited to:
Overview
Project risk assessment
Project cost assessment
Project progress assessment
Procurement Advisory:
Communicate with client to set up suitable procurement strategy for the project
Draft procurement strategy to illustrate:
Project organisation
Scope demarcation
Approach to contractors
Contract Advisory:
Communicate with client to set up suitable contract strategy for the project
Draft contract strategy to illustrate:
Project organisation
Scope demarcation
Approach to contractors
Risk mitigation plan
Contract Management:
Draft contract based on client's template
Coordinate contract review by client's internal stakeholder and external stakeholders such as GC, vendor, consultant
Understand client's risk management requirement
Negotiate with external stakeholders as a client's representative according to client's risk management requirement
Update draft contract according to negotiation
Seek advise from client's legal team if necessary
Coordinate execution once terms and conditions are mutually agreed
Marketing Management, To Include
Taking responsibility for developing new business opportunities with existing and new Turner & Townsend clients.
Identifying and acting upon cross-selling opportunities.
Working with Associate Directors and Directors to construct bids for new work.
Attending formal client pitches with Assistant Directors and Directors.
Ensuring that project case study, photograph and project CV files are kept up to date.
Identifying and acting upon opportunities to improve project management products and services.
Internal Commission Management Accountabilities, To Include
Knowledge management - Ensuring that key information and learning generated from each project is entered into the Turner & Townsend internal database.
Financial management - Ensuring scheduled invoicing to clients and monitoring projects' financial status.
Projects are managed to the right quality standards and are completed efficiently, on time and to budget.
Project delivery meets the client's objectives and is in line with the conditions of appointment.
Strong relationships are developed with clients and members of the cross-functional team.
General line management responsibilities (where appropriate) are effectively discharged.
Bachelor's Degree in architectural, MEP, construction management,
Knowledge and experience in Project Management / Cost Management / Electrical Engineering / Mechanical Engineering or equivalent
Successful candidate should have one of below qualifications:
MRICS (Member of Royal Institution of Chartered Surveyors)
CCMJ (Certified Construction Manager Japan) (認定コンストラクション• マネージャー)
First class architect (一級建築士)
First class building operation and management engineer (一級施工管理技士)
Cost Manager of BSIJ (Building Surveyor's Institution Japan) (日本建築積算協会認定コスト管理士)
Estimator of BSIJ (同積算士)
Skills And Experience
A minimum of 5 years project/cost/construction management experience in construction industry
We welcome proactive attitude of taking on and completing tasks in which you have no prior experience.
Excellence in Microsoft Word, Excel, and PowerPoint
Especially demonstrate effective formula usage in Excel such as: SUM, SUMIF, SUBTOTAL, XLOOKUP, COUNT, COUNTIF, IF,
A thorough understanding of the total project life cycle, from project conception stage, through the entire construction stages to completion and post-project review
Excellent knowledge and experience of all the main project management concepts, tools and techniques.
Design, management or construction experience gained within the general construction environment.
Experience of leading project management commissions for large sized construction projects of high complexity.
Direct experience with delivering data centre design projects, including procurement and commissioning of equipment
