The Facilities / Project Manager is a senior role based in Saudi Arabia (KSA), responsible for leading and delivering facilities management (FM) projects and operations to ensure high performance, cost efficiency, and service excellence across a diverse portfolio of assets. This role oversees the full FM project lifecycle, from planning and procurement through execution, maintenance, and performance reporting, while ensuring compliance with company standards and client requirements.
Strong written and spoken Arabic, in addition to English, is highly desirable due to regular interaction with local stakeholders, government authorities, and service providers.
Qualifications & Experience
Bachelor's degree in Facilities Management, Engineering, or a related discipline
Professional certification in Project Management (PMP, PRINCE2) or Facilities Management (IFMA, IWFM) preferred
10-15 years' experience in facilities management, including exposure to multi-site operations or large-scale infrastructure portfolios
Strong knowledge of ISO 41001 (Facility Management Systems), ISO 9001, and Health, Safety & Environmental (HSE) standards
Proficient in MS Project, Primavera, or other project scheduling tools
Experience with CAFM systems such as Maximo or equivalent

Proven experience managing both hard and soft FM services
Strong understanding of the FM project lifecycle, from planning to close-out
Expertise in budget management, financial forecasting, and contract administration
Strong analytical, reporting, and documentation skills
Excellent leadership, coordination, and stakeholder management capabilities
Solid understanding of HSE and regulatory compliance
Ability to perform in fast-paced, multi-stakeholder environments
Key Responsibilities
Facilities Management Operations
Oversee day-to-day FM operations to ensure alignment with organizational objectives, client requirements, and service-level agreements (SLAs). Lead the delivery of both hard and soft services across multiple facilities in KSA.
Project Planning & Delivery
Manage the complete lifecycle of FM projects, from scope definition and feasibility through execution, commissioning, and handover. Coordinate with internal teams, contractors, and consultants to ensure projects are delivered on time and within budget.
Financial & Cost Control
Prepare and manage budgets, cost plans, and procurement schedules. Monitor financial performance and implement cost control and value engineering initiatives while maintaining quality and safety standards.
Resource & Procurement Management
Plan and allocate manpower, equipment, and materials efficiently. Manage vendor selection, procurement, and logistics to ensure smooth and uninterrupted project delivery.
CAFM & Maintenance Planning
Use CAFM systems to manage assets, plan preventive maintenance, track work orders, and analyze performance data to improve reliability and extend asset life.
Contract & Performance Management
Monitor contractor performance against KPIs and SLAs. Ensure full compliance with contractual, safety, and environmental requirements through regular audits and performance reviews.
Reporting & Documentation
Prepare detailed weekly and monthly reports covering project progress, financial performance, risks, and operational metrics. Provide senior management with clear insights and recommendations.
Risk, Safety & Compliance
Identify and mitigate operational and project risks. Ensure compliance with statutory, health, safety, and environmental regulations while promoting a strong safety and quality culture.
Stakeholder Management
Act as the primary point of contact for clients, internal teams, and service providers. Maintain open communication and build strong relationships to ensure successful project outcomes.
